WOW!!!

Listed a house in Fishers on a Thursday, got it in the system on Friday, had 10 showings over the weekend and by Sunday I had 3 offers and 2 more coming in.

Is it the market? The $8000 tax credit generating first time home buyers and then those Sellers are moving up. Whatever, it was a great experience for me and my Sellers.

I have had people ask me, what was it about that house.....your guess is as good as mine, but I sure would like a few more like that..

First Time Homebuyer Tax Credit


This tax credit applies to purchases on or after January 1, 2009
and before December 1, 2009...

The Basics

1. Who is eligible? Only 1st time home buyers. If you have not owned a home in the past three years you are considered a first time home buyer.

2. How does it work?
Credits are claimed on an individual's income tax return, then the total tax bill is reduced.

3. Are there income restrictions? Yes, Singles are eligible if their income is no more than $75,000 and married couples may have no more than $150,000 in income.

4. Do I have to repay the tax credit? No, no repayment required.

5. I have a home under construction, does this qualify. Yes, as long as you actually occupy the home before December 1, 2009.

“I Still Love Roundabouts”


Why not?

Roundabouts save gas and help traffic move along. Carmel has seen a 78% drop in accidents and a savings of 24,000 gallons of gas per year since installing
their roundabouts 10 years ago.

Noblesville has plans for about 10 more along with the six plus two it shares with Fishers. Carmel has 37 roundabouts and is planning 27 more.

We might as well learn to drive in them. If you have not grown up with them you
probably think they are crazy or scary, but if you can just understand the concept,life will move at a smoother pace. Why sit at a stop light when you can just keep moving.

Noblesville Earns Indiana Chamber’s Community of the Year Honor

Noblesville’s historic downtown and high quality of life has helped it earn recognition as the Indiana Chamber of Commerce’s 2008 Community of the Year.


Noblesville, which saw its population increase from less than 30,000 in 2000 to nearly 40,000 people five years later with the numbers still on the rise.


The 3,600 acre Corporate Campus features industrial and commercial development, which provides job opportunities to community residents.


The new Hamilton Town Center, operated by Simon Properties, have had great success since opening their doors in late 2007.


The Community of the Year award will be officially presented during the Indiana Chamber’s 19th Annual Awards Dinner on November 6. More than 1,200 business, political and community leaders will attend the event at the Indiana Convention Center in downtown Indianapolis. Former U.S. Speaker of the House Newt Gingrich will deliver the keynote presentation.

Potters Bridge Fall Festival
